Selling Your Holiday Home:
Understanding Your Options

So, you’ve decided to sell and you’re unsure where to turn. That’s completely understandable -selling a holiday home isn’t something most owners ever envisage having to do.

The good news is: you do have options. Sometimes these aren’t made as clear as they could be, so let’s run through the main routes available. A park that cares for its owners will guide you in the first instance, but always double‑check your licence agreement, as terms and conditions vary from park to park.

Option 1: Sell Back to the Holiday Park

This is often the easiest and quickest route if the park is currently buying and if they offer you a mutually agreeable price.  A park that cares for its owners will guide you through this process clearly and help ensure everything runs smoothly.

Option 2: Sell Off‑Site

Selling your holiday home off site

You can sell to a trade company or a retail buyer who will remove the holiday home from the park. If you’re considering a retail buyer, specialist advice is recommended. Parks may suggest a trade company, but it’s wise to gather two or three valuations and check reviews before deciding. Remember: this is your decision, and you shouldn’t feel pressured.

When selling off‑site, there’s usually a disconnection charge, which covers moving the holiday home to a collection point for the buyer’s transporter.

Option 3: Sell Sited
on Your Plot

This route often achieves the highest price, but it can take longer and depends on what else is for sale on the park,  including any special deals the park itself is offering. Do your research and weigh up the competition.

Fees for selling sited are typically between 12–15% plus VAT, payable to the park upon completion. The buyer pays the park directly, and the park deducts any charges before transferring the balance to you.

Things to Consider

Site Fee Reimbursement: If you’ve paid your annual site fees, you may be entitled to a partial refund depending on the date of sale. This can apply whether selling sited or off-site, but always check your licence agreement as not all parks handle this the same way.

Finance Agreements: If your holiday home has finance attached, inform the finance company early. Sale proceeds will need to settle the finance before completion, whether sited or off-site. If there’s a shortfall, this will need to be addressed.

Decking and Extras: (when selling off-site) If your holiday home has a deck or other additions, it’s usually the seller’s responsibility to arrange removal. Sometimes trade buyers will include this in their offer, while in other cases the park may charge for dismantling and disposal. Clarify this early so you know what costs or arrangements may apply.

Transfer Charges: Some parks apply a transfer charge rather than a commission fee when you sell sited. In these cases, you may be able to decide whether the buyer covers this charge or whether you include it in your asking price. Bear in mind that buyers will look at the overall cost – holiday home price, site fees, and any additional charges and a large transfer fee can sometimes be off-putting if it significantly increases the total outlay.
