Do you know what
you're looking for?

A guide for first time holiday home owners

When I bought my first holiday home, I thought I’d found “the one.” It ticked the boxes I knew to look for at the time – but a few months later, I was already thinking about upgrading. I wanted central heating, double glazing, and a nicer area of the park. It wasn’t a mistake – it was a stepping stone. I didn’t know what I didn’t know, and that’s perfectly normal. I just wish I’d taken more time and done my research.

If you’re thinking about buying your first holiday home, here are a few things I wish I’d known – and what we now share with every buyer who asks, “Where do I start?”

Choose Your Location Thoughtfully

  • Think about the area that suits your lifestyle – not just your wish list.

  • Factor in travel time, traffic, and how often you’ll realistically make the journey.

  • Visit a few parks before deciding. Each one has its own character
  • Most owners are happy to share their experience.
  • Ask about the park’s vibe – is it social, peaceful, seasonal, or family-focused?

Speak to current owners

  • Do you want a lively park with entertainment and amenities?
  • Or do you prefer a quiet retreat where peace and nature take priority?

Decide what kind of park suits you

Explore Different Holiday Homes

When I first bought, I didn’t think I needed double glazing or central heating. A few months later, I was already thinking about upgrading – and I wanted to be on a nicer area of the park. Make sure you don’t fall into the same problems.

  • View a range of units before choosing.
  • Compare features like heating, glazing, layout, storage, and even an extra toilet.
  • Consider comfort in all seasons – not just summer.
  • Residential specification can make a big difference, especially if you visit year-round.
  • Ask yourself: will this suit me long-term?

Set a clear budget that includes:

  • Annual site fees
  • Utilities
  • Insurance and maintenance
  • Any extras or hidden charges

Budget for More Than
Just the Purchase

Make sure the payments are affordable – and consider what happens if your circumstances change. We often hear from sellers who didn’t expect to sell so soon. Common reasons include:

  • Bereavement
  • Financial strain
  • Children no longer want to visit
  • Health changes
  • Site fees becoming unaffordable

If you need to sell, the settlement figure on your finance may exceed the resale value of the holiday home. It’s important to understand this before you commit.

Do You Need to Take Out Finance?

  • Not all parks allow subletting – check the rules and any associated fees.
  • Be honest about your needs. Is letting out essential to make ownership viable?
  • We often hear, “I’ll let it out to cover some of the costs,” but you need to be aware that rental is competitive and the income from this is not guaranteed.
  • If you can’t afford the site fees without letting out, we don’t recommend proceeding.
  • Some parks offer a letting scheme – read the terms carefully and make sure you understand them.

Will you need to let it out?

Understand the license agreement

  • Longer licence terms often make resale easier and more attractive.
  • Ask for a copy of the agreement to read in your own time – no pressure to sign on the day.
  • Understand your rights around selling, transferring, or leaving the park.

Plan For Life’s Changes

  • Ask what happens if you need to sell unexpectedly.
  • Check whether the park allows third-party sales and what fees or conditions apply.
  • A good park will support you through life’s changes – not pressure you to sign or stay.
